Not only is it important for an agent to know the property they’re listing inside and out, it’s important that he or she is well versed in the local neighborhood as well. Show your clients that you’re “in-the-know” by immersing yourself within the community in the following ways:

  • Get to know the local restaurants: When people go on vacation, they often ask the locals for recommendations of good places to eat. It only makes sense that when they’re purchasing a home, they’ll want to hear about all the top spots as well. Before hosting an open house or showing a property to a client, take some time to research the eateries in the area – that way, when they ask for insights, you can offer tips from a personal perspective while further showcasing your enthusiasm for the area.
  • Map out transportation routes: For those who commute to work or get around using public transportation, living close to a bus stop or train station is often a non-negotiable. Become familiar with the nearby access points so you can share estimates for travel time and walking directions to put your commuter clients’ minds at ease.  
  • Research community involvement opportunities: Having an up-to-date list of extracurricular activities, social clubs or local community groups can be very useful for homeowners new to the area to have on hand. Do the research for them ahead of time – think golf leagues, youth groups, country clubs, boy scouts, soccer teams, etc. and provide dates and locations where they can go to sign up.
  • Meet the neighbors: Last but not least, get to know the neighbors! Potential buyers enjoy hearing about the family three doors down with two kids and a dog, the teenage girl who loves to babysit around the corner, and the elderly woman who enjoys baking across the street. It helps to paint a picture of what life would be like both inside, and outside their potential new home. Next time you’re visiting a listing, take a second to chat with the local residents.
