As a realtor, you can improve your chances of drawing interested buyers by posting high-quality photos online. You don’t have to be a professional photographer in order to take great shots, but you should have some basic photography skills.

Use the following tips on digital photography for realtors to take photos that make a good impression on potential buyers:

  • Invest in quality equipment. Purchase a digital camera with a 16-megapixel image sensor, wide-angle lens, built-in Wi-Fi compatibility and high-definition video quality, if you plan on recording home tours. You should also buy a tripod to set the camera on and tilt-shift lenses.
  • Focus first on the entrance photo. Take your time determining the best lighting and angle for the photo of the home’s front exterior. This is usually the first image that buyers see when looking at properties online, so it’s important to create a good first impression.
  • Find the best outdoor lighting. Depending on which direction the home faces, you’ll get better shots at certain times of the day. Just keep in mind that you should never shoot into the sun.
  • Create a visual flow. When taking interior photos, make sure that nothing blocks a room’s visual flow. You might need to rearrange the furniture in order to create a better flow.
  • Avoid vertical lines that diverge. Experiment with different camera heights when taking photos of a room in order to avoid having vertical lines not appear straight. Some common heights to try include chest height and door knob height.
  • Determine the ideal indoor lighting. Take photos on an overcast day or just after sunset if window light is creating too much contrast with indoor lights and dark interiors.
